We welcome you and wish you a pleasant stay in our farmhouse. We would like to ask you to dedicate a few minutes to read the following regulation.




OBLIGATIONS OF THE OWNER

Personal data: We only use personal data of our guests for administrative purposes. On arrival we need your identity card in order to register your stay with the competent authorities. Moreover, we ask you to sign the information with regard to the Privacy Protection Act.

Pool rules: the use of the pool is reserved exclusively to our guests. The security information is exposed at the entrances to the pool.

Rules for the use of the playground: The game devices are at free disposal of children up to the age of 14. The supervision task and responsibility lies with the adults who accompany the children. That also applies for an incorrect use of the devices.

Rules for pets: You have to inform us about bringing a pet at the moment of the reservation. It is forbidden to let pets into the pool. It is forbidden to let animals sleep on the bed.
Please make sure that your pet does not disturb other guests.
It is forbidden to let dogs run free on the property, you have to keep them on a leash. Dog owners have to make sure that their dogs don’t defecate on the property. If it should happen, the dog owners have to clean up. The owners will be held responsible for eventual damages caused by the animals to persons or objects. The owners are responsible for the hygiene inside the apartment. If the apartment is left very dirty, there will be a surcharge on the cleaning cost.



General rules for renting:

Minimum stay during high season: 1 week.
Minimum stay during the other seasons: 2 nights


Check-in and check-out:
High season: check-in: Saturdays from 4 p.m. to 8 p.m. (please inform us in case you are late). Check-out: Saturdays until 10 a.m. Other seasons: flexible, can be coordinated at the moment of the reservation Please inform us in case you cannot arrive at the specified time. In case that the apartment is not vacated at the specified time, we will charge € 5,00 for the first hour. After 11 a.m. we will charge the price for one day.

Prices include:
use of the satellite-tv, water, gas, use of the pool, the barbecue and the gazebo as well as an initial equipment of linen and towels.

Prices do NOT include:
Power consumption for heating, air-condition and lights. Each single room is equipped with an electricity meter. A complete change of linen and towels can be requested. The price is € 8,00 per person. Use of the washing machine: € 4,00 per washing cycle. Payment methods:

We accept payment by bank transfer.
We do not accept payment by cheque.
Deposit: 30 % at booking by bank transfer or credit card.
In case of last-minute booking the whole amount can be paid on arrival.
On arrival a security deposit of € 150,00 will be due. This deposit will be reimbursed on departure, subject to there being no damage incurred.
Payment hast o be effected on arrival during the registration. For weekly bookings eventual additional costs (change of linen, power consumption, ecc.) will be charged on check-out. Important telephone numbers:

Regulations for the use of the swimming pool by guests of our farmhouse

Guests are required to respect the following rules:

• IT IS POSSIBLE TO ACCESS THE POOL IN THE FOLLOWING TIMES: 08.00 – 22.00
• DUE TO THE ABSENCE OF THE LIFEGUARD (LIFEGUARD), ACCESS IS FORBIDDEN TO DISABLED PEOPLE AND CHILDREN UNDER 14 YEARS OF AGE UNLESS ACCOMPANIED BY THEIR PARENTS.
• THE MAXIMUM NUMBER OF BATHERS ALLOWED IS 19
• THE DEPTH OF THE POOL IS 1.40 METERS IN ALL ITS PARTS.
• THE USE OF A CAP IS MANDATORY BEFORE ACCESSING THE POOL.
• OBLIGATION TO SHOWER AND FOOTBATH BEFORE ACCESSING THE BATH.
• FOR CHILDREN UNDER THE AGE OF 3 YEARS, AS WELL AS PHYSIOLOGICALLY ICONTINENT USERS, IT IS MANDATORY TO USE SPECIAL CONTAINING CUSTOMS.
• ACCORDING TO THE LAW, SHOWER WITHOUT A SWIMSUIT AND BATHING WITHOUT A SWIMSUIT IS PROHIBITED.
• IT IS FORBIDDEN TO DIV AND RUN ON THE TANK FLOOR.

THE MANAGEMENT IS NOT RESPONSIBLE IN ANY WAY FOR ANY ACCIDENTS, INJURIES, OR OTHERWISE, WHICH MAY HAPPEN TO BATHERS DUE TO BEHAVIORS ATTRIBUTABLE TO THEM, ESPECIALLY IF IN VIOLATION OF THIS REGULATION.

An open air sight!

The Maremma is the heart of the tuscanian thermal springs, region rich of sulphurous waters immersed in unique landscapes where streams and springs gush from the ground and form small natural pools carved into rocks.

Roselle

The archaeological area of ​​Roselle includes the remains of the ancient city of Etruscan origins of Roselle, it is also possible to reach the site via a new and safe cycle path that connects the city of Grosseto to the excavations.

Maremma Natural Park

The Maremma natural park is a protected natural area and was the first park in the Tuscany region, established with L.R. 65 of 5 June 1975. It is one of the most interesting destinations in the Grosseto province. Inside there are some of the most beautiful and intact coastal areas on the Maremma coast.

Grosseto

In the historic center we find the 13th century Cathedral, the churches of San Pietro and San Francesco, the archaeological and art museum of the Maremma, the Dante Alighieri square with the statue of Leopold II and finally the mighty Medici walls. A few kilometers from the city we point out the Maremma Park, the archaeological area of ​​the Etruscan and Roman city of Roselle and finally the beaches of Grosseto.

Marina di Grosseto

The main attraction of Marina is certainly its beach. Also worth visiting are the Forte delle Marze and the Forte di San Rocco.

Castiglione della Pescaia

Perched on the promontory and overlooking the sea is the ancient village of Castiglione della Pescaia, with its long sandy beaches. The mythological Etruscan city of Vetulonia. Finally, the Casa Rossa and the Diaccia Botrona Nature Reserve where it is possible to admire flamingos and do birdwatching.

Punta Ala

The modern and equipped tourist port of Punta Ala and the beaches of Punta Ala.

Scarlino

At the top of the town we find the Rocca Pisana where Scarlino's treasure was found. The museums are also interesting. Going down towards the sea we find the beaches of Scarlino including the famous Cala Violina. In the immediate vicinity are the Etruscan archaeological area of ​​Poggio Tondo, the Wildlife Protection Oasis, the Technological and Archaeological Park of the Colline Metallifere and the village of Gavorrano.

Gavorrano

You can start your visit from the historic center of Gavorrano, and then move on to the Naturalistic Mining Park, with over one hundred kilometers of tunnels and the Rock Theater in the limestone quarry. The La Finoria environmental education laboratory, the Castel di Pietra where Pia dé Tolomei died, the Etruscan settlement of Santa Teresa, the Etruscan mound of Poggio Pelliccia and the Etruscan necropolis of San Germano. The small towns of Bagno di Gavorrano, Ravi and Caldana. The Colline Metallifere Technological and Archaeological Park. The village of Montemassi and the mystery of Guidoriccio's fresco.

Follonica

In the town center there is the former Ilva area which has become the Iron and Cast Iron Museum. The Church of San Leopoldo and the ruins of the Castello delle Valli are also worth a visit. On the coast you will find the numerous beaches of Follonica, among which the beautiful Cala Violina deserves special mention. We also highlight the Sterpaia Coastal Park, the Grosseto Metalliferous Hills Park, the Montioni Natural Park and the nearby village of Gavorrano. Massa Marittima

The entire historic center of Massa Marittima is splendid, the Fountain of Abundance and the Tree of Fertility deserve particular attention, the archaeological museum, the mining museum and the ancient oil mill are also interesting. A few km away are the Accesa lake, the Colline Metallifere Park, the Biancane Natural Park, the Montioni Natural Park, the medieval village of Montemassi, the Garden of Sounds by Paul Fuchs in Boccheggiano and the village of Roccastrada.

Argentario

The two delightful seaside villages of Porto Santo Stefano and Porto Ercole. The characteristic coves and beaches of the Argentario, the fortresses dating back to the era of Spanish domination: the Forts of Porto Ercole and the Fortress of Porto S. Stefano. You will admire breathtaking views along the panoramic road of Porto S. Stefano or the panoramic road of Porto Ercole. The Capo d'Uomo crag equipped for climbing. Go up the summit of Argentario by car and visit the Convent of the Passionists and Punta Telegrafo. A walk or bike ride in the Duna Feniglia Nature Reserve. Leaving the town we recommend a walk in the Duna Feniglia Nature Reserve, the WWF Oasis Laguna di Orbetello, the Roman city of Cosa, the Tagliata Etrusca, the Spacco della Regina, the Forte delle Saline and finally the beaches of Orbetello.

Porto Ercole

The old village of Porto Ercole is delightful, the majestic Spanish Forts, the panoramic road is spectacular, also worth visiting is the Duna Feniglia Nature Reserve, the coastal towers, the beaches of Porto Ercole, the found body of Caravaggio and we conclude with a visit to the Argentario Polo Club for exciting Polo matches.

Porto Santo Stefano

Don't miss a walk along the seafront of Porto Santo Stefano, without forgetting the Spanish Fortress. The panoramic road is a succession of wonderful panoramas. The beaches of Porto Santo Stefano are numerous and different from each other. The Roman Villa of the Domizi Enobarbi is also worth a visit, we then reach the summit of the Argentario to visit the Convent of the Passionist Fathers and Punta Telegrafo. The spectacular Capo d'Uomo cliff equipped for climbing. Finally we remember the Torre Argentiera, the Grotta degli Stratti and the exciting polo matches.

Ansedonia

In the highest part of Ansedonia you will find the archaeological area of ​​the city of Cosa, an ancient Roman colony founded in 273 BC. The Towers of Ansedonia however are three, two are located on the beach and one in a dominant position. At the foot of the promontory, on the beach of Ansedonia, you will finally find the Tagliata Etrusca and the Spacco della Regina.

Capalbio

The small village of Capalbio gathered within its ancient walls. Take a trip to the cemetery for the grave of the brigand Tiburzi. The Tarot Garden of Niki de Saint Phalle. The WWF Reserve of Lake Burano with the Buranaccio Tower. The turreted wall enclosure of the Roman Villa delle Colonne. The beach of Capalbio and finally the ruins of the Castle of Capalbiaccio.

Giannutri

The island of Giannutri is a park area and therefore the natural heritage is of the highest level. On the island there are also the remains of a Roman imperial villa.

Isola del Giglio

As soon as you disembark you can visit Giglio Porto with its colorful houses and clubs overlooking the sea. In the upper part there is Giglio Castello with its doors, walls, towers and a breathtaking view. Then it's time for Giglio Campese with the wonderful bay and the ancient tower. The beaches of Giglio Island are one more beautiful than the other. Also visit the curious Palmenti and the ancient lighthouse.

Talamone

We begin the visit with a walk that from the small port will take us to the Rocca di Talamone. Regarding the beaches of Talamone, we would like to point out suggestive coves and a sandy beach which is very suitable for sailing sports. The Lagoon Aquarium Museum is interesting and we also remember that in Talamone there is one of the gates to the Maremma Natural Park. We leave the town, and on the road you can see the Roman Villa in the Santa Francesca area. On the Talamonaccio hill you will find the Etruscan Temple of Talamonaccio where the splendid Talamone Pediment was found.

Magliano in Toscana

To start a nice walk in the streets of the village of Magliano enclosed in the splendid city walls. Outside the walls, the mysterious Olive Tree of the Witch, the Abbey of San Bruzio, the archaeological area of ​​Doganella (the ancient Kalousion), the Etruscan Piombo of Magliano (or disk of Magliano), the numerous Etruscan necropolises, the naturalistic beaches of Cala di Forno and Collelungo, the village of Pereta and the Torre della Bella Marsilia.

Monte Amiata

The naturalistic and historical-cultural itineraries, the WWF oasis Bosco Rocconi, the small village of Rocchette di Fazio and the Pieve di Lamula with the traces left by the Knights Templar, the Hermitage of David Lazzaretti on Monte Labbro, the medieval village of Semproniano.

Scansano

The historic center of the village of Scansano is interesting, just outside the town we remember the Etruscan settlement of Ghiaccio Forte, the village of Pereta, the Montorgiali Castle, the fortified villa of Montepò and the Petreto Convent.

Manciano

The historic center of Manciano with the Rocca and what remains of the walls. Nearby the village of Montemerano, the Stachilagi Castle and the Monastery of San Benedetto.

Pitigliano

The village of Pitigliano is decidedly picturesque with its Jewish quarter and monumental aqueduct. Outside the village we point out the Etruscan necropolis of Poggio Buco, the fascinating cave streets of Pitigliano, the complex of megaliths of Poggio Rota and the Etruscan necropolises of Sovana.

Sorano

We start with a walk in the village of Sorano, then we leave the town and reach the fascinating rock settlement of Vitozza with around two hundred caves. Then we will walk along the Cave streets of Sorano and then we will move towards the Castle of Montorio, Castell'Ottieri, the rock complex of San Rocco and we will conclude with a visit to the Etruscan necropolis of Sovana.

Sovana

The small village of Sovana is very suggestive with the Rocca Aldobrandesca, the 11th century Cathedral, the Museum of San Mamiliano with the Treasure of Sovana and the medieval buildings. The Etruscan necropolises are exceptional and, no less so, the mysterious vie cave.

Saturnia

The ancient village of Saturnia with the archaeological finds, the fortress, the gates and the ancient Roman road via Clodia. The Etruscan necropolis of Puntone and the Terme di Saturnia. Located in the historic center of Grosseto, it is a destination full of things to see, you can find rooms dedicated to earth sciences, minerals, rocks and fossils tell the complex and ancient history of this area.

Castiglione della Pescaia

The town, perched on the promontory, overlooks the sea, offering wonderful sunsets. Particularly recommended are the Casa Rossa and the Diaccia Botrona Nature Reserve where you can admire flamingos and do birdwatching.

Cala Violina

One of the most beautiful beaches in the Maremma, clear sand, crystal clear sea and the uncontaminated nature of the nature reserve. The beach is located within a nature reserve, and parking for cars and motorbikes is limited, so it is advisable to arrive early in the morning.
